This represents the current period “Hot Market + Cash Flow Percentile Ranking Score” MINUS the same ranking score in the year-ago period. Differences between years can be used to identify possible early stage emerging (or falling) cash flow + appreciation markets.
A positive number with green shading indicates improving rent yield and/or market strength (appreciation likelihood) in the current year compared to the prior year. A negative value with red shading indicates a weakening in rent yield and/or appreciation/market strength.
Unusually large 1-year increases or decreases in small population markets may not be reliable due to small sample size effects; extra due diligence is warranted.
Note: the ‘Law of Small Numbers’ can produce very large ‘percent increase’ stated results if the prior period starting value was very small. While this large stated percent increase is accurate, it can easily be misinterpreted.
