Some indicator comparisons between different sized markets are better when done on a ‘Per Capita’ basis. Dividing these raw indicator values for each 10,000 in population can make it easier to spot opportunities and risks between large and small markets.

NOTE: Popular second-home and vacation markets typically have more homes for sale in relation to their smaller full-time population count when compared to non-vacation markets. Direct Per Capita comparisons between these different market types should be made with caution.
