National Ranking Gauges

These gauges indicate the percentile score for THIS market RELATIVE to all metro-level markets in the country.

Median House Cost – The higher the score, the lower the median cost for a Single Family Residential (SFR) house. (See the Home Value Finder tool to learn more.)

Cash Flow Potential – The higher the score, the more likely this market will have higher cash flow compared to all markets nationwide. (See the Cash Flow Finder tool to learn more.)

Rent Growth – A high score means SFR rent rates have been increasing more in this market, RELATIVE to all markets nationwide. (See the Rent Growth Tracker tool to learn more.)

The gauges below represent the Percentile Ranking when compared to ALL markets nationwide. Note that percentile rankings are useful for measuring RELATIVE performance BETWEEN markets, not for measuring the absolute performance.

Market Momentum (STAR) Indicators

Your State: USA

The STAR momentum indicators show the ‘energy’ behind any market. For a sustained up-cycle, it MUST be supported by momentum. Market Psychology influences momentum but is not the only driver.

The first step in locating investment candidates is evaluating the STAR indicators. Each of the six ‘triggers’ represent a distinct Technical Analysis (TA) ‘event.’

The left-most columns are Short-Term triggers and carry far less significance than the Long-Term indicators on the right.

However, all Trend Reversals (up or down) BEGIN with the short term triggers. They provide early-warning signals, especially when they develop a consistent pattern of changing colors (from green to red, or red to green) ‘growing’ from left to right.

Green means positive, upward sloping momentum. Red means the opposite. Yellow occurs when, in the current period, the slope/direction changed for that trigger.

Markets that do not display a consistent color pattern; with seemingly random horizontal color changes from one period to the next, especially in the long-term triggers, are generally lacking ANY momentum, and are poor investment markets for Leveraged Appreciation.

The practice of TA consists of what are called “Studies” – different sets of calculations and algorithms proven over time. These Studies include Market Psychology, the most powerful driver of all.

I have used housing alerts to help manage my small real estate company. Using the data helped me choose Nashville TN as a thriving market. I live in Phoenix, AZ. I select strategies based on realistic return on investment, how much work I will need to do and what I enjoy doing. I set up a team in Nashville and we have done four deals: three flips and a vacation rental property. The returns have been great. Everybody is a genius when the market is going up. HousingAlerts is data dependent. Now that Nashville is slowing down I used zip code data for Phoenix to find rental properties. Thanks to about 20 good deals I was able to spend several hours every day researching who and what would help him and it has worked for him that you might not even know he was ever diagnosed.
