Hi Ken, Great info. Everyone tells you that RE is the way to go, which I believe is true, but what they really don't tell us is WHEN we should invest or WHERE in the right time frame. You on the other hand, give us the HEADS UP if you will when it comes time for us to invest our hard earned money and time. I'm very new to the RE game and unemployed, but have a very strong will to learn and possibly getting very much involved. Keep it coming Ken. It's really needed.

Wade, I have enjoyed your straight, insightful and comprehensive talks and look forward to listening to your videos. I consider myself an investor that has not gone crazy getting into this market at this time and prefer to watch for the green light from your vast experience in the real estate market. I understand and have seen and followed others become very successful and quite a few fail horribly. I also found that most of these so called guru's have really not bought and sold or flip or have a large inventory of rentals, they are Marketing types selling their latest and greatest new system. I assume that buying and flipping quickly, would be prudent, has long as I do not go balistic, and put enough away until the green light shines. Would you agree with that strategy so that I have the funds to invest when your green light illuminates?

Yes, everything is cyclical. However---we have just come through a totally UNIQUE period in real estate histroy. The market was false and driven by the banking system deceipt, the fake stock market, etc. Our last great economy was a house of cards built on stock analyst lies, an electronics industry that was doomed to slow and fail, etc. In the 2003 period you call it Market Psychology.It was the no income verification financing and hype thrown out by the banking system to survive. It was GREED driven. We wont see these factors again. You talk about Vegas--I agree its a dead market with no immediate future. Now that we have to actually 'shudder' QUALIFY for financing, real estate priceswill have to match the income of Joe and Jane Average. Thats your benchmark for any given area.

I need to decide if it is worth holding or I should sell, try to refi (non owner occupied & LVR are problems), or let them float at 2.25% margin and LIBOR?? Very Good. I could easily relate to the technical indicators-- short term M.A and long term M.A. as well as the breakout lines-- these appear to be similar to stochastics; they're similar to what I have learned and used in stock market. Back in late 90s I bought and read Barron's Dictionary of financial terms,it was very helpful. I also studied technical stock charts on Schwab & Etrade websites-- your charts and methodology are quite similar. I like your methods, teaching skills and ability to get point across quickly and accurately. I'm interested in obtaining and possibly having on going access to your local technical charts (as well as National trend chart). I've been working hard,saving hard and sacrificing for years. I've accumulated some decent cash and have kept it fairly safe and liquid over the last 6-years. I am geographically flexible and would like to have access to your local technical charts so I can find housing markets that are building momentum. I have ability to relocate if necessary-- or simply invest remotely and stay put where I am at. Please get back to me when you have time and fill me in about cost and contents of your services. After listening to your audio/video programs, I'm like everyone else who made comments here, interested in using the real estate market to help me get to a better financial situation. Last January, I paid a lot of money to join a program/seminar to learn a "sure" way of making money through real estate. It mainly involved rehabbing and flipping properties. I guess it's my learning "dues" as part of the process of obtaining knowledge about real estate investing. I joined four other people that I met from that program and we purchased a property in L.A. in September. We rehabbed it, and it is still on the market. It must be the "timing", I hope we get it sold soon. I'm on a mission now to learn what I can to become more successful at this venture. I do understand from stock trading that staying with the trend and not fighting it,is he best way to make money, but predicting when that trend changes and wether or not it is for good, is tricky. I'm watching this at 2:00 A.M. so I don't know if I got in on the second level beta testing you are conducting as you finish up your other training modules. I'm hoping to do make a transactional investment in the Houston market in a couple of weeks with a tax deed. I've set my buying parameters up to have at least 75% equity (before make ready costs)and plan to use a management service so I won't need to use my valuable time on the typical tenants,toilets, and termites syndrome. Even if there is little or no appreciation I should still be able to generate a 15%-18% after tax ROI/Yr.over the next next 2-4years. While this seems a very attractive ROI, your red, yellow, green light system and the generational wealth philosophy sheds a new light on the situation. The minor flaw I see with your system is that, like you said in your presentation, real estate is not a highly liquid asset and one might have to settle for a 10-12 times better return than the buy and hold method since it could take 6 months to sell or one might have to lower the sales price a bit to optimize the profit by getting our at the target appropriate target date. Still,I find it interesting and easy to follow thus far. I saw in one of the comments posted below that you may offer some sort of two or three city STAR analysis available. I'm particularly interested in Houston.

This concept is outstanding and needed. It is also a no brainer on many levels once you suggested Technical Analysis of the Market as a whole. The part of the video that you explained using your filter systems for deciphering offers was also a no brainer. It's funny how it always takes failures or someone else to point out the obvious no brainer ironically. Thanks a million. I do have to say that you teeter on being like all the other real estate gurus by giving just enough information to be hooded (Not to use the Realtors median price or some of the data services that we are paying for now and one too many instructional teaser videos before the sale) but not recommending a real data source or just a straight forward way to buy your service or a subscription or whatever format that your offering comes would be a break from the norm. It would truly set you apart and elevate your Brand as you desire buy just giving a purchase option every step of the way. Your concept and even at its worst execution of what you have shown is infinitely better than all the other Real Estate programs out there. This is just a suggestion, but for the people that do not have $20K for a down payment for a home or investment property because they have 9 times out of 10 wasted their time and money on those other programs, to recommend or sell another system to generate the down payment money would truly make this the best program that anyone has ever produced. All that said, I do fully understand Marketing and Sales cycles but think that this product's cycle can be dramatically shortened. Finally, after looking at the 5 video's and watching the countdown clock for the webinar I want in and think that this is revolutionary for the novice to intermediary investor market. You are teaching people how to fish! Thanks a million......

Thank you so much. Where were you in 1996, when I invested in real estate? I have invested blindfoldedly and with both hands tied behind my back. I wish I had kown about the trigger alert reports, and other strategies as you have made me aware of in your videos. I probably would have sold years ago. Refinance has been a farce and with unemployment and being unable to keep up my mortgage payments as of late, this so-called investment has turned into a disaster for me. After watching you videos and paying attention to the grafts and their indication, taking a cross from Ohio to Atlanta to Indiana they looking at the 2010 areas some of the graft indicate a leveling trend on the low side. Perhaps this may be an indication of your individual system being of severe value of what to predict and when. These videos held more in them than a lot of RE programs, because from I saw and heard they predict what type of service is the next incombent to use. Sounds good - Looking forward to what is next.

More so in this post, I have a question? In this market, is buying and trading paper a wise move in the area to which I live and want to invest in? Property values are extremely low and easy to come across a 50 to 60% ratio, however, some owners still want to get out but are or may be under water in the next months predictions. Market losses here have been up and down from month to month by at least 2.3 to 2.7% on LTV depending on what county the property is located in and what performance the neighborhood has taken since the down cycle. Even the city is attempting to draw investor, investments in into the areas where performance is very low and the job market is poorest. While major sales companies, invited in to change the job market, home sales are still well below the national average, as is job pay. The average 9-5er is only earning $9.50 to $10.00/hr if they find work. Which of course leave them well below the mortgage market of $25k per year for the average employee. How can I tell if this market will improve to do investments into?

Your video makes perfect sense, especially to me. I have know of the real estate marketing cycle for years, since college. It is something that developers, especially large companies, used in construction to determine what city projocts to bid on. Since they could become mobil at any time it was a key to the multimillion dollar building projects which they know would carry the company for years to come. Publication of these cycles by investment maggs usually came out a year or two after the cycle change was in order. Data collection by an individual was too involving for an individual to find the changes, if they knew what to look for.

Having watched all four training videos and the webinar: first I would like to say, genius! Your breakdown of where the emphasis needs to be placed to make generational wealth (market, strategy, tactic, execution--in that order) is spot on! This is the honest key to generating wealth in real estate investment. "Let the market do the heavy lifting" is a phenominal approach. This is truly revolutionary and breakthrough, Ken! Now as an investor, and a philosopher, it is tough for me to join your system. Ken, if you get to read this and I pray you do, you must realize that a person like yourself would be extremely fascinated with this product but would ultimate feel reserved in investing. A system for analyzing markets based on signals as clear as traffic lights is attractive, but it sets off warning signs like air raid sirens in my head. Sure, the theory is spot on, but... You want me to invest, and choose where I live, based on a serious of traffic lights??? :D I love your approach and I believe in your methods but put yourself in my shoes. I don't want traffic lights. I want to do the TA myself. Im the same kid who used to take things apart to understand how they work--left brain all day if Im not vigilant. Yes, it is my dream to ride backseat in my investment engine but it's worth my time to do hours and hours of research every quarter to verify my market. It wouldn't be a big deal if it weren't my money and my liberty that were at stake :) I must thank you a hundredfold for tipping me off. I want to give you this feedback on how my mind is reading into your program. For now I will hold off. I need more than traffic signals. SO if I,m following your advice, I could continue with the short sales strategy, from the stand point of buy and flip just not invest depending on the local market. I could also use the "Assignment of Mortgage " strategy (AMPS) to help sellers , sell, 'un-sellable houses' to buyers, 'un-loanable buyers'. Cash-in on these types of strategies, hold the cash earned, (FEE), IT's A JOB, and depending on the market then review overall strategy. Am I following you correctly? What about the commercial properties such as storage and apt. complexes, I feel that this may be the right time for this investment, depending on the MARKET, as long as the Cap Rate is around 8.75% and above??? I found myself confused as to which strategy to pursue, yet they all sounded good at the time. Is this normal? And how does what you are saying differ so much from what the gurus are or have been saying to do? I have heard market cycle investing from some of the gurus before. Does your system and training guarantee to show a potential investor where and when to chase the hot markets and how to best invest? I know an expert can only show and teach so much, one has to take action, but what assurance do you give? Sorry for being so long-winded. The Market is the Driver. SImplicity is What Works. After 11 months of studying, I'm so glad to hear you say that. Because what I really want to do at this time is wholesale. Once I got out there and looked around at some REOs, I realized all the complexities of 10 months of studying broke down to just 4 key elements I really needed: a good broker-researcher; an attorney in the wings; funders for both high-end and low-end; and establishing a strong cash-buyers list that I keep growing. With those primary 4 elements in-place, it gets real simple: Choose the best markets for what I want to do; in those markets, find the best margins in what my buyers want; have 2-3 cash-buyers in line on each property I buy; and do back-to-back (buy/sell) closings. (Don't like Short Sales in the high-end because they take too long and drag on way too long. On the low-end, properties below $500-$600K, I prefer getting to owners even before they're in a short sale with the bank...to help them pay their debt before the bank's involved, and so save (and even raise) their FICO. In relation to the above, I'm unclear about what you're offering. It appears STAR works for buying and holding more than whslg. Not sure what TAPS does yet. But I was hoping you had a highly reasonably priced National System that included STAR. I'd like to work nationally based on (as you say) following the waves of the best markets for what I'm doing. With the first video I thought you were in Beta testing on a local version of STAR, that we would help you with, and then upgrade to State or National. So I signed up for Beta-entry in Video 1; but by Video 3, it appeared you were way past Beta-entry and that video didn't end in you offering your National system for a great price. In fact, on Video 4, it sounded like you also decided the Local System wasn't cost-effective, so you're not selling that either~? Wasn't quite clear. So I'm at a loss here. What are we doing? Would appreciate knowing what system is available, or will be within a few weeks. It appears I am "subscribed for Free World Class Training." And I've signed up for your webinar tomorrow (and Thursday) to ensure I can hear it all. Hello Ken, I went through all your free videos and the information was very interesting to say the least. I am not going to pretend to understand technical analyst; I just would like, if I decide to become a paid member, your system will give me the answers I need to make an educated decision regarding real estate investing. A few years ago I thought my ship was finally going to sail into port, but suddenly about 5 miles out form land, that ship was cap sized by the financial tsunami that I never saw coming. I had purchased a couple of two family investment properties in 2001 and 2003 and saw those properties appreciate in value to the tune of $1,100,000 combined which was approximately $650,000 more that I had paid. Now, I owe just a little less than they are worth. The properties are on Staten Island, NY. What I am wondering is how your program is going to work in a place like New York City since one of the other boroughs of the city, Brooklyn, in many sections of that borough, has experienced little or no loss in property equity but my adjacent borough of Staten Island got hammered. I was recently informed that Staten Island is the fastest growing borough for increasing population in NYC; will this fact change the direction of home values on Staten Island? I figure, I got one last hurrah in me as I am almost 56, and still committed to achieving the millionaire level that anyone should have attained by the age of 30 � 35. Being a millionaire is no big deal today, but for many of us, the bumps in the road can many times divert the goal. My intuition has recently made me feel that the real estate situation in my area was going to get better soon. When the media and all the other so called experts are crying, �The sky is falling�, I take that as a good sign as I am a contrarian by nature; I just hate to go with the herd. Gary, am I on the right track or should I bail out of Staten Island before going under water? I never really learned how to swim well. At my age, I now need a win or two. Thanks, Stephen Modica

I think your system is great. I would like to offer your system specifically for real estate in Canada and countries other than the US. I think that they could benifit from it as well. I guess what I am saying is your model (if followed) is universal. I am a real estate broker of 30 years, owned and operatered a Century 21 francise for 10 years, have trained agents, sold all types of property and an avid investor. One of my investments was the Scotia Bank Place, the home of the Ottawa Senators Hockey Club. I bought the land at the right time and make 2000% profit on my initial investment. Is this system targeting residential only or does it work on the commercial side as well? As a former Bond trader (MBS) I can attest to using technical analysis and its importance in trading...timing is everything. I liked your inclusion of Rice traders using TA - Candlestick Charts are easy to read and easy to understand, but I also like to include volume as my other main indicator. This is not to say that other TA tools are not important...but if I only had two to pick, it would be price and volume.

I watched the video presentation and strongly believe you are 100% correct. I was assigned to a wall street organization that utilized the machine that showed the activities of the stocks. the red and green was the indicator of how the stock was doing. I also had attended live promo training where it showed how to make informed decision when to buy/sell. When I paid $25K to the RichDad Edu for mentor assistant and 4 courses, I thought after starting from scratch with no computer or cellphone I would at lease own or closed one property. I am still networking, spending money I don't have to attend REIA groups to get help and info. Where were you 3 years ago. I could have jumped on this. I am now sad because I have no income, recently depending on Soc. Sec. Benefit after medicare fees are deducted. The balance does not cover my mortgage and outstanding RichDadEduc expense. I exhausted my 401K to live on, and still trying to find employment as passive income to that I can invest in programs like yours that can help me get to my goal. I know because trying to find a partner and looking at run down property is now turning me off. Please keep my email in your database, and continue to let me know when you are presenting this program again. I hope that in less than 6 months I will find a way to increase my financial situation, because I deserve better than I am living in right now (damaged co-op I can't restore) until I get the resources to fund it. I help others, but now that I need help, no one is there for me. Please continue to tell it like it is....Thanks.

What large companies are setting up shop at what locations? What is the outlook for continued growth in those areas regarding population, business, government, and jobs? What income levels can we expect in specific areas?" With answers to these questions (or maybe access to your system) I could potentially ensure I would only be pursuing deals in the right places. In your strategic planning, please consider offering a way for little people like me (who want to invest in R/E but who don't have any money) to be able to afford your high end national product. Help us level the playing field as moch as reasonably possible. This would be hard for most people. But you are a CPA/MBA from Harvard. For those to whom more has been given, more is expected. Ken...I listened to your full webinar...the best 2.5 hours of time I've 'listened', 'studied', 'read' in Real Estate...perhaps ever. I spent over $125,000 in my R.E. Library and Boot Camps of all type. I made a 'ton' of $$$ in the 2003 to 2006 area and lost my shirt in the 2007 to 2009 area. Your information tracks my experience 100%. I WORKED HARD, trained my brain and took action. And I had too many homes that were dependent upon the 'forced spread' when the music stopped. Those spreads disappeared in a matter of 6 weeks or less! I look forward to purchasing your National program. At the moment I do not have the funds to do so...and as I continue the recovery from LITERALLY losing every dime I had...I WILL be purchasing access to this information. Can your system reliably predict pricing trends and help us time our purchases to anticipate the re-emergence of those markets? No system is infallible. A freek accident like the recent gulf oil spill decimated the value of local real estate which was in a wealth building cycle at the time. Bad weather parts of the country have become worse over the last 3 years. The point is that technical analysis has its limitations. The riskiest and most foolish gamble would be to play your system nationally over a 30 year period moving from one wealth building market to another all the while reinvesting your profit. You could wind up losing it all or most of it just as easily as you could hit the jack pot! Ann Ezell

I am a new Realtor who wants to get into real estate investing. I don't understand how you get the information on which you base your systems and what the information is based on, so this is all very confusing to me! I don't understand how one can predict the future market by looking at past markets. I would think that there would be multiple variables involved that cannot be predicted. In hindsight one can see the trends, but how can one make predictions for the future? Seems like gambling, really. But hell, what do I know? I'm just starting to learn about real estate.

Looks like very viable information here, hopefully not too costly...haven't heard the price pitch yet, LOL! Do you also go into how to get the money to invest in these emerging markets now that we have lost our proverbial rears in the not so good markets? Great same old concept presented with automation, I always love that. Since real estate market being *local*, it is not apparent what did you mean by "beta testing" - having access to one market data only. Such system would make sense only at national level so that you could pick and choose the best possible market (aka doing thorough market research) that would allow investor to feel satisfied and *possibly* maximizing ROI.

I live in a market that unfortunately was the fastest growing county in America for 3 years, It seems that both the sellers and the realtors have an unspoken pact to hold values above the rest of the country at some super inflated rate. Technical Analysis. I'm not so sold on TA. Obviously it is used in the securities world. Have never heard of a guru using it in the real estate market. Interesting to say the least. I just don't see how you can time the markets perfectly. I think the random walk theory prevails...

The Atlanta market from 1983 to 1988, during the BUY cycle, the buy and sell points that were marked off, you would actually lose money holding the property over that 5 year period, and that was a buy cycle. Make matters worse, if you bought in 1984 and sold in 1988 you'd have lost a significant amount of money. What am I missing? BTW - I've used TA in the stock market for a number of years, so I am a big fan of TA.. Thanks for the info!

Great to have a "TOOL" finding the when & where of an emerging, wealth building "LOCAL" re market. Once a specific emerging local re market is found, the other "TOOLS" of tactics & strategies are needed to acquire properties. QUESTION: which tactics & strategies do you recommend for the San Francisco Bay Area; i.e., pre-foreclosure, auction, REOs, short sales, tax sales, so called no-money-down, etc?

Hi Ken. TA is useful, but what suddenly causes a market like Vegas to spike upwards and then as suddenly turn down ?? Seems to me that one wouldn't invest in such a market unless their were clear identifiable reasons to expect growth to continue. And it didn't. So how on earth does an investor climb out of a fast sinking boat when he can't find someone foolish enough to climb in ?? Seems to me that the prudent thing to do would be to NOT get into that market in the first place.

i have been studying realestate courses for 5 years now. i am currently working to get my texas real estate license. i agree with what you have shown so far. timing is so important. real estate is like any other commodity. supply and demand. the difference is we all need a place to live, so like food or government or garbage collection there will always be a need. assesed value is another big part to the whole scheme. this is why the appraisal industry is regulated and licensed to prevent fraud. i am very eager to learn more about your red light green light method of market analysis. i agree with your theory and want to learn more.

Great video! While everyone is busy bashing all the gurus, I thing Ken's point that everyone is missing is that the "tactics" that all the gurus are teaching DO work....BUT...they don't work everywhere, all the time....it has to be in the right market ...AT the right time. And yes,...everyone is always selling something...some products are better than others...some are worthless...that's just the way it is. Sooo....if I'm at a point where my financial situation is such that wholesaling to generate some quick cash is what I need, then perhaps Ken's system would be a great tool to have. It might show me what markets wholesaling would work best in... Then ...take that $$ from my wholesaling business, and invest it in a transitioning market using a buy and hold strategy to build long term wealth. My question is, how focused / specific is the market data? For instance, say...Atlanta, would it tell me in which neighborhoods / areas to buy and hold for higher appreciation long term? or... which specific areas wholesaling would work best in?

I, like Dan, couldn't watch the entire first video. It froze up and wouldn't restart. Like many of the other listeners, I have spent thousands on real estate training courses and seminars and have done several transactional purchases where I made good profit, i.e. $48,000 on one. However, I am a bit leery because I have never found any "free training" that didn't end up costing a ton of money in order to actually learn or participate. Is this one gonna be any different?

I was laid-off 7-1-10 from my position as "North American Director of Sales & Marketing" for a Pacific NW based company in my industry of over 30 year (commercial architectural panel systems). Desperately searching for gainful employment, I stumbled onto the "[redacted]" info-mercial and ordered only the books and DVD's for $50 (+) (thank God!). Then one his "coaches/mentors" started calling me to set up a 45 minute "interview" for their "Real Estate Academy" for teaching and guiding me "every step" through every deal. He was so persistent in calling me back every day that I became suspiciuos that there must be a significant cost for all that "coaching/mentoring". I kept trying to convince myself that if so, it must be worth it. Finding your advice was extremely timely! I was very close to paying this top "guru" of "tactics" and "deals" for something that would have wasted both my time and money I cannot afford to lose any of at this point. I would have gotten stuck with investment properties I could not have unloaded in this (current) RE market. I had swallowed his "sales pitch" almost entirely. It appears that their main "income stream" for guys like "[redacted] is their book and "coaching/mentoring" sales and not from their own real estate savvy and techniques. I can't THANK YOU enough for beung the final piece to the puzzle that stopped me from making a very bad decision!!!

I've heard so much crap about how this idiot or that idiot has made a killing in real estate in record time it's pathetic. Seems my money is safer in a bank. Everybody wants your money and they want it now! If they are making so much in R.E. then why would they hassle you for 3k, 5k 10k, and up? If the working poor had that kind of money to throw around, We wouldn't be asking for help. Right? I have offered a 15k bonus per deal to offset the cost of "tuition". And so far, there have been NO! takers. Imagine, 15k per deal! plus their usual percentage! and no takers? Yet they seem more than happy to hassle me for 3k,5k,10k, and up. I listened to a webinar about this put on by someone else about a month ago and thought then it made a lot of sense. As a stock trader it was always clear to me how much technical analysis needed to be considered. After spending all my money on other real estate programs, see others comments below, I wish there was some sort of action I could take to be involved. This makes so much sense! PS: My rough 'guestimate' for the nationwide 'bottom' is somewhere closer to 2020 at which time the 'window' for appreciation will begin to occur from 2020 to oh, around 2030. My guestimates are crude and I'd be interested in seeing what results you get with your software...

Looking forward to more info. sounds good, but acid test will be how accurate the actionable information is. Spotting the trends up or down would be very very nice, if they are accurate and the margin for area is slim. I would like to get some graphs of areas predicted to break out and start some transactional deals working to test the upside. I had a great ride in 95-2000, but missed the exit ramp in 2007. Looking forward to participating in the Beta Testing role.

Very enlighting information as I have two houses in Las Vegas and need help climbing out of that hole. Got into bad refi's with Countrywide after using our friendly mortgage company in town. Of course both are out of business and instead of Bank of America helping, they increased the payments over $300 each with no explanation. Anybody got any ideas for relief other then a short sale or foreclosure. Credit score still holding up. Thanks, Bill

A day too late! I just purchased a R.E. package yesterday, and yes, I am going to have to go 1600 miles away to 4 days of training. Good news is, I NEED to make money now, and this is a niche in Pre-foreclosures in Luxury Homes, where they do all the negotiating with the lenders, etc. The name is Mike Kimble and DC Fawcett, I bet you know them. Hope I don't get burned, as they claim I don't use my money, credit, OR ever own any property, so there is no risk, (except loosing my time and money on program - despite the claims?). I like this a lot. I was a student of AD Kessler as well. Bottom line is how focused can the information be. IE as u know RE can be very granular WRT prices, but it would be safer to invest in areas where the overall market is widely moving up down or sideways. I am considering Costa Rica, Panama, NZ, Aus. I believe it is time to get out of the US for good before the FED GOv't steals any wealth we have left.

I went through some courses on stock investing that had a lot of the same terminology and also had red and green indicators. If I had not done that, I would not have been able to folow what you were saying. This is an interesting concept. Right now I am starting transactional investing as I need to pay off all my other real estate investing courses. I live in southwestern WV and that area is not usually included in most programs I have seen. I will watch the remaining videos with interest. Thank you.

I think this is great information. But I don't see the value in being a beta tester. The whole premise here is to be investing in hot markets. But the beta tester account allows you to only see up to 3 markets. What good is seeing only 3 markets? If they are all not "hot", what should I do, just sit on the sidelines? Investing in hot markets makes perfect sense to me. But purchasing knowledge of only 3 markets doesn't.

I concur. The "market" is the absolute current or the (dominant price) strength level in the water (i.e.general market trend). Likewise, you will not be able to fight the unknown tides of deflation in the midst of a pending commercial crash.The TA Bond Mkt . These basic fundamentals are available via subscription in services like the mortgage market guide services.
